STEP 1 | Decide on the Right Time to Sell


When you sell, you want to get as much value as you can for your home. Traditionally, the spring market is the strongest, where we see the highest sale prices of the year, the most number of sales, and the most inventory. The fall market also increases somewhat. Slow periods are July-August and December-January. 


Consider the timing of the sale because it has an effect on the value. Keep in mind, if you're planning on buying and selling in the same market area, it's a bit of a wash unless you're significantly upsizing or downsizing.  


STEP 2 | Hire an Agent


There are thousands of real estate agents in Ontario, so how do you chose one that’s right for you? The short answer is: very carefully.


Throughout the process, your agent will be acting as your representative and you have to be convinced that they will look out for your best interests. You will need someone that you can trust and someone who understands what you want.

STEP 3 | Prepare Your Home for Listing


We find that most homeowners can increase the market value of their home by doing a few things to enhance its appeal. There are various ways to do this and it all depends on budgets. 


We may suggest remodeling an area of your home, or just freshening up the walls with a new coat of paint. Often a bit of professional lawn maintenance can make a big difference to 'street appeal'.


For some houses, we feel a pre-home inspection report is helpful for prospective buyers. It also highlights possible problematic areas in your home that should be repaired before you go to market. 


We tailor a specific list of suggestions to each homeowner, customized and itemized and in writing! You'll know just what to do to get your house show-ready. We also contract an interior designer to give input, and if necessary, bring staging items and furniture into the home. 


STEP 4 | Decide on a Price & List your Home


Pricing a home accurately is incredibly important. If you list too high, you've lost out on a lot of great potential buyers. If you list too low and the market is brisk, a bidding war will ensure you end up with top dollar. We will give our suggested listing range to you, and together we can decide on the most appropriate course of action. 


We provide you with a Comprehensive Market Analysis that details what houses in your neighbourhood sold for and what the magic list price should be. As always, you are in the drivers seat and can veto anything we say.


Please source out your last 12 months of utility bills, valuable repair invoices, a copy of your survey, the age of your shingles & windows & furnace & septic etc. 




STEP 5 | Market, Advertise, Promote


After your home is listed, we will market your home through various media outlets and listing sites to create strong buyer interest. We post on Multiple Listing Service (MLS), Social Media, Blogs, and Websites.


An open house may be scheduled to showcase the potential of your home to brokers and/or the public. At this point,  


STEP 6| Offer Day


Not all offers are equal and that’s where we, your real estate professionals come in. We will help you get to know the terms and conditions regarding the price that the buyer wants to pay, financing conditions, inclusions & exclusions, closing date, and the fine print. 


Appliances, chandeliers, or even minor renovations can also be part of the deal. Shorter or longer closing dates can also be specified by the buyer.


If there is something in the offer that doesn’t satisfy you, counter offers or negotiations can also be presented to help get you what you want.


Our most delicate part of our job is to negotiate a bona fide, strong, satisfactory Agreement between you and the Buyers. Our 30+ years of experience and education has taught us what works and what doesn't work. We even get creative until both the Buyers and the Sellers are happy.


STEP 7 | Close the Sale


There will be closing costs associated with the sale that need to be paid either by or on the closing date. It can include mortgage discharge fees, inspections, legal fees, commission, and HST. Your lawyer will walk you through these intricacies. 


We can even help you with the packing by suggesting moving companies and other services. Then it's one last good-bye to your home and you pass your old keys to the happy new owners.
